In supported and exempt accommodation the rent is largely met by housing benefit for eligible residents, so income depends on the provider and on local authority decisions. What is the Urbanedge Housing Bond?
The Bond is an unlisted corporate debt instrument that provides essential funding for the acquisition, refurbishment and development of residential and Supported Housing projects across targeted UK regions. Full details are set out in the Information Memorandum.
How does the investment structure work?
Investors subscribe for Urbanedge Housing Bonds. Urbanedge Housing Limited uses the capital raised to acquire, refurbish and lease properties, and bondholders receive interest at the rate and on the dates set out in the Information Memorandum, with capital repayable at maturity.
What is the minimum investment?
Minimum investment amounts are set for each opportunity and typically start from £2,500. The minimum for each opportunity is shown on its listing and confirmed in the Information Memorandum.
How are returns generated?
Returns are funded from rental income under leases with housing organisations and operators, and potentially from property value appreciation and other approved property-related revenue. Returns are not guaranteed.
What happens when the funding target is reached?
Once an opportunity reaches its funding target it closes to new investors. Urbanedge then proceeds with the acquisition and any refurbishment, and bondholders receive regular progress updates.
Can I sell my investment early?
The Bond is unlisted and there is no established secondary market, so you should expect to hold your investment until maturity. Early redemption is only possible where the terms of the Information Memorandum allow it.
What risks are involved?
Your capital is at risk and returns are not guaranteed. Key risks include changes in property values, tenant or operator default, development delays and regulatory change. The Bond is not covered by the FSCS. Read the Risks & Disclosures section and the Information Memorandum before investing.
How are investment returns distributed?
Interest is paid to bondholders semi-annually by bank transfer and capital is repaid at the end of the term, subject to the issuer meeting its financial obligations.
